A dated light fixture, a wobbling ceiling fan, a dishwasher that was never quite level, a dryer vent that has needed cleaning for years: fixture and appliance jobs are straightforward at existing connections, and they are exactly the jobs that wait forever on a homeowner’s list.

What a typical visit covers
I swap light fixtures, fans, faucets and disposals at the existing connections, mount TVs and microwaves, level and connect free-standing appliances, and secure furniture and water heaters against tipping with proper strapping. Buying the new fixture yourself is fine: send me photos of the old one, the new one still in the box, and where it goes, and I will quote the swap flat.
